Circular Driveway Paved and Resealed Six Months Later

Project overview

We paved this circular driveway about six months ago. We recently came back to seal it. The house sits behind a gravel yard with a planted island in the middle, and the driveway loops around that island with two entrances off the street. The drive is one of the first things anyone sees when they pull up.

Paving a driveway and then leaving it alone for good isn’t the whole job. The first seal is what protects that new asphalt through its early years.

Why wait before sealing new asphalt

Fresh asphalt needs time before it is sealed. The oils in new pavement have to work their way out and the surface has to harden, so sealing right after paving can trap them and keep the surface soft. Waiting a few months lets the asphalt settle in first.

Once it has cured, a sealcoat helps protect the surface from the things that wear Florida driveways down: sun that fades and dries the asphalt out, rain that works into small cracks, and oil and gas drips from parked cars. The driveway goes back to a deep, even black, and the pavement underneath is protected for the years ahead.

What this project demonstrates

Paving a driveway once is not where our work with a homeowner ends. Coming back to seal a driveway we paved gives us a chance to check how the pavement is holding up and give it the protection it needs early on. Regular resealing every few years after that is what keeps a driveway looking new longer.
