Asphalt Edge Repair at a Largo Bank Parking Lot

Project overview

This job was one section of a bank branch parking lot in Largo. The asphalt along the edge of a landscaped island, right beside a row of parking stalls, had broken down. The edge was crumbling into the grass, and the surface behind it was covered in alligator cracking.

Edges next to landscaping take a beating. Irrigation and rain soak the ground at the curb line, the base softens, and every car that pulls into those stalls pushes on an edge that has nothing holding it up. Once it starts breaking off in chunks, sealcoat or a skim patch won’t hold. The failed section has to come out.

Edges beside landscaping fail first, because water keeps softening the base underneath them.

How the job went

  1. MarkWe outlined the repair area in paint so the cut lined up with sound asphalt on every side.
  2. RemoveThe broken asphalt inside the marked area came out down to the base, following the line of the island.
  3. ReplaceNew asphalt went down along the island edge and was compacted with a roller, finished flush with the surrounding lot so cars roll on and off it without a lip.

The crew had the section out, paved, and rolled in a single morning, with only the affected stalls coned off while the new asphalt set.

What this project demonstrates

A crumbling edge doesn’t mean the whole lot needs repaving. When the damage is limited to one area, cutting it out and replacing it gives you a solid surface where it failed and leaves the rest of the lot alone.

Fix the broken spots first. Sealer won’t fix broken asphalt.

Timing matters too. An edge that’s starting to break up will keep losing material every time it rains, and a small repair turns into a bigger one. If you manage a commercial property, it’s worth walking your lot and checking the edges along islands, curbs, and landscaping.
