Asphalt Lot Repair at Lake Vista Park in St. Petersburg
Project overview
The parking lot at Lake Vista Park in St. Petersburg had failed in spots. Sections of the drive lane and parking stalls along the brick-paved tree islands were cracked and breaking up, while the rest of the lot was still holding.
That’s the kind of lot where a full repave is more than the job needs. The failures were scattered, so we went after each one on its own: cut it out, take it down to the base, and put new asphalt back in its place.
When failures are scattered across a lot, repairing each spot keeps the cost tied to the damage, not the square footage.
How the job went
- CutEach failed area was cut out in a clean, square-edged section so the new asphalt butts up against sound pavement.
- RemoveThe broken asphalt came out down to the base in every section.
- ReplaceNew asphalt went into each cutout and was compacted level with the surrounding lot.
The crew started cutting in the morning and had the patches down by the afternoon, working the lot in sections with cones around the open areas so the park stayed usable.
What this project demonstrates
A lot with a dozen bad spots isn’t a lot that needs to be replaced. Cutting out the failed sections and replacing them gives you a solid surface where it was breaking up and leaves the good pavement alone.
Fix the broken spots first. Sealer won’t fix broken asphalt.
Square cuts matter too. A patch with clean vertical edges has something solid to bond against, so it holds up to traffic instead of breaking loose at the seams.
