Sawcut, Remove & Replace at a Lakeview Rd Condo Complex

Project overview

This condo complex off Lakeview Road had damaged pavement in several places: the narrow drive lane running between the hedges, and sections of the parking lot out front. The asphalt had broken into interlocking cracks, with oil stains and soft, worn spots where cars park. Several stalls had cracks running straight through the striping.

Pavement in that condition has lost its strength, and crack filling or sealing over it won’t hold. Each failed area needed to come out and be replaced with new asphalt.

How the job went

1. MarkEach failed section was marked out in paint so the repair boundaries were set before any cutting started.
2. SawcutThe crew cut along those lines to leave clean, straight edges against the good pavement around each repair.
3. RemoveThe broken asphalt inside each cut came out, leaving the base exposed.
4. ReplaceNew asphalt went into each cut section and was compacted flush with the surrounding pavement, in the drive lane and in the parking stalls.
5. SealcoatThe property was scheduled for sealcoating the following week to protect the new patches and the rest of the lot together.

What this project demonstrates

Most condo lots don’t need to be torn out completely. The damage is usually concentrated in drive lanes, low spots, and the stalls that see the most traffic. Sawcutting those areas out and replacing them fixes the failed pavement and leaves the sound asphalt in place, which costs the association far less than a full rebuild. Sealcoating the whole lot afterward ties the new and existing surfaces together.
