From Failing Pavement to Fresh Asphalt: 45,000 Sq. Ft. Resurfacing Project
Project Overview
Anderson & Sons Asphalt recently completed a major parking lot resurfacing project at The Continental / PERC in Clearwater, Florida. Covering approximately 45,000 square feet, the existing asphalt had deteriorated to the point where a simple surface treatment wasn’t going to be enough — portions of the pavement had worn all the way down to the base.
Step 1: Milling Away the Failing Asphalt
The project began by milling approximately one inch of the existing asphalt surface across the property. Milling removes the deteriorated upper layer while allowing much of the existing pavement structure to remain in place — a more efficient and cost-effective approach than full-depth removal where the base is still sound.
In the most heavily damaged areas, additional work was required where deterioration had progressed all the way down to the base. With the old material removed and the surface properly prepared, the parking area was ready for new asphalt.
Step 2: 1.5 Inches of New Asphalt Installed
Following milling and preparation, our crew installed approximately 1.5 inches of new asphalt throughout the property, creating a fresh, uniform driving and parking surface. A project of this size requires careful coordination between milling equipment, dump trucks hauling removed material, paving equipment, rollers, and crew members working across the full 45,000 square feet.
More Than Just Another Paving Project
The Continental is also associated with PERC, a program focused on helping people transition back into everyday life and the community. Our team came away from this project with a great deal of respect for the people behind the facility and the work being done there — it made an already satisfying transformation an especially memorable project for our crew.
What This Project Demonstrates
From deteriorated, failing asphalt to a newly paved surface, this Clearwater resurfacing is a strong example of what proper commercial asphalt milling and resurfacing can accomplish. For property owners and managers, resurfacing at the right time restores appearance and functionality without requiring complete removal and reconstruction of the entire pavement system.
