Huge Parking Lot Project in Clearwater, FL

In less than a week, Anderson & Son’s Asphalt completed a large-scale asphalt maintenance project for Calvary Christian High School in Clearwater, Florida. While this was not a full reconstruction or paving project, it stands out as one of the best-looking results we’ve delivered due to the sheer size of the property, the coordination required, and the finished appearance once sealcoating and striping were complete.

Projects of this scale require careful planning to minimize disruption while still delivering a durable, uniform finish across a very large surface area. Timing, weather conditions, material volume, and crew coordination all played a role in ensuring the work was completed efficiently and correctly.

Focused Repairs and Surface Preparation

Before any sealcoating took place, our crew addressed a wide range of surface issues throughout the parking lot. This included repairing cracks, potholes, and general surface blemishes that naturally develop over time due to traffic, weather exposure, and drainage patterns. In select areas, additional leveling work was required to improve water flow and overall appearance, helping prevent future pooling and premature wear.

Proper preparation is a critical step in any sealcoating project, especially on large commercial or institutional properties. Addressing these issues ahead of time helps ensure the sealcoat bonds properly and performs as intended over the long term.

High-Volume Sealcoating for Long-Term Protection

Once repairs were complete, we applied a fresh coat of sealcoating across the entire lot using the push broom method. This approach allows for greater control and ensures more material is worked into the surface, resulting in a thicker, more consistent application.

On large properties like this, uniform coverage is essential — not just for appearance, but for longevity. By applying the sealcoat this way, we were able to maximize protection against UV exposure, moisture intrusion, and everyday vehicle traffic, helping extend the life of the asphalt for years to come.

Due to the size of the lot, this project required a significant volume of material. In total, we used over 12 tanks of sealcoating, equating to roughly 8,400 gallons, applied over several days by a crew of up to eight team members during peak activity.

Clean, Organized Line Striping to Finish the Job

After sealcoating, we completed fresh line striping to restore clear traffic flow, parking layout, and pedestrian areas. Crisp, properly spaced striping plays a major role in how efficiently a parking lot functions, especially for a school environment where safety, organization, and visibility matter.

The drone footage featured above was captured just prior to fully completing the line striping, which is why some elements — such as crosswalks — are not yet visible in the video. Final striping was completed shortly afterward to bring the project to its finished state.

A Standout Result Without Full Reconstruction

While this project did not involve milling or full asphalt replacement, the end result demonstrates how impactful professional repairs, sealcoating, and striping can be when done correctly at scale. The refreshed surface dramatically improved both the appearance and usability of the lot, giving it a clean, uniform look that rivals much more invasive (and costly) paving projects.

This Clearwater project is a strong example of how proper asphalt maintenance — when planned and executed by an experienced crew — can deliver excellent results, even on very large properties, without unnecessary downtime or overbuilding.
